Selling in the Central Valley: Pre-listing Inspection or Walk and Talk?

Buyers coming to the Central Valley from North America often bring an expectation with them: the home will be inspected before they close. If you are selling, that inspection can turn up surprises at the worst possible moment, halfway through a deal.
You can get ahead of it. We offer two ways for sellers to see their home the way a buyer's inspector will: a full pre-listing inspection and a shorter Walk and Talk Consultation.
The pre-listing inspection
A pre-listing inspection is the same full inspection a buyer would order, done before your home goes on the market. We go through the structure, roof, plumbing, electrical, air conditioning and interior, and you receive a photo report that separates safety items from routine maintenance.
With the report in hand you can:
- Fix what matters on your own schedule, with your own contractors.
- Price the home realistically, knowing what a buyer is likely to find.
- Disclose clearly, which builds trust with buyers and their agents.
- Share the report with serious buyers if you choose to.
It suits homes you have owned for a long time, homes that have been rented out or left empty, and sellers who live outside Costa Rica and want to know where things stand.
The Walk and Talk Consultation
Sometimes a full report is more than you need. In a Walk and Talk Consultation we walk through the property with you and talk about what we see as we go: what looks sound, what is worth fixing before you list, and what to ask a contractor about.
It is a good fit when you want a quick, practical opinion to plan repairs, or when you are deciding whether a full inspection is worth it.
How to choose
Ask yourself two questions:
- Do you want a document to share? If yes, choose the pre-listing inspection.
- Are you mainly planning repairs? A Walk and Talk may be enough, and we can always book a full inspection later.
Either way, finding problems before a buyer does keeps you in control of the sale.
