What to expect
Your Inspection
How an inspection with Stripe Signature works, from your first message to the report in your inbox.
- Step 1
Get in touch
Call, WhatsApp or email us with the property address or listing, the type of property and your dates. Tell us which services you need, or ask us to suggest them.
- Step 2
Inspection day
Most inspections take 2.5 to 4 hours on site, depending on the size and age of the home and the services you add.
- Step 3
Join us, or don’t
You are welcome to attend and ask questions as we go. If you cannot be there, we call you afterwards to talk through the findings.
- Step 4
Buying from abroad
We can send photos and videos from the property while we are there, and go through the report with you on a video call.
- Step 5
Your report
Your report arrives by email, with photos, by the end of the next business day unless we agree on another time beforehand.
- Step 6
Questions afterwards
Read the report, then call or message us with anything that is unclear. We answer in English or Spanish.
Inspected the North American way, explained for Costa Rica
Many of our clients have bought homes in the US or Canada and expect the same kind of inspection here. We follow the standards they know, and we explain where building practices in Costa Rica differ, so you understand what is normal here and what is a real problem.
Walls, roofs and wiring are inspected visually and with the tools we bring: thermal imaging for hidden moisture and hot electrical parts, a drone for roofs, and an HD camera for septic lines when you add a septic scope.

Questions clients ask
What should I have ready?
Access to the whole property, including the roof space, electrical panel, water heater and any locked areas. If the home is occupied, let the owner know we will need to run water and test outlets and equipment.
Can my real estate agent attend?
Yes, anyone you invite is welcome. The report is prepared for you, and you decide who sees it.
Do you inspect condos?
Yes. In a condo we inspect everything inside the unit that we can reach, and we note anything that looks like a building-wide issue.
What if the property has problems?
Most homes do. We explain which findings are safety concerns, which need a repair budget and which are ordinary maintenance, so you can decide what to do next.
