Home Inspections in Costa Rica
A top-to-bottom look at a house, condo or villa before you buy, with a photo report you can act on.
Buying property in Costa Rica rarely feels like buying back home. Building methods, permits and the climate are different, and many of our clients are deciding from another country. A home inspection gives you a clear picture of the property before the money moves.
We inspect houses, condos, villas and newly built homes to the standard most North American buyers expect, then explain what we found in plain English or Spanish. You learn which findings are safety concerns, which need a budget, and which are routine upkeep.
What we look at
- Structure and foundation, grading and drainage around the house
- Roof covering, gutters and the exterior walls, doors and windows
- Plumbing, water supply and drains, and the water heater
- Electrical panel, wiring we can see, outlets and fixtures
- Air conditioning and other heating or cooling equipment
- Insulation, attics and crawl spaces where they are reachable
- Signs of water, insect and fire damage, and basic safety items
Questions clients ask
How long does a home inspection take?
Most inspections take between 2.5 and 4 hours on site, depending on the size and age of the property.
Do I need to be there?
You are welcome to join us. If you cannot make it, we call you afterwards to walk through what we found, and we can send photos and videos from the property while we are there.
When do I get the report?
Your report arrives by email, with photos, by the end of the next business day unless we agree on something different beforehand.
Can you inspect a home that is still being built?
Yes. We inspect new and partly finished homes, and the report gives you a list of items to take back to the builder before you close.
