The Central Pacific coast around Jacó is the closest beach area to San José, and many buyers look here for a condo, a rental property or a second home. Coastal homes work hard: salt air, strong sun, heat and heavy rain all take their toll.

Many coastal properties sit empty for part of the year, so small problems can grow unnoticed. We look closely at the things the coast is hardest on.
