Septic Systems in Costa Rica: Why a Septic Scope Belongs in Your Purchase
October 13, 2026 · By Alex Stripe

When buyers walk through a home, they look at the kitchen, the views and the roof. Almost nobody thinks about where the water goes after it leaves the sink. In much of Costa Rica, the answer is a septic system buried somewhere on the property.
A septic system that works well is easy to forget. One with a damaged line can mean slow drains, smells, wet patches in the garden and a repair that involves digging up the yard. That is why we recommend a septic scope for any home that uses one.
What a septic scope is
A septic scope is a camera inspection of the drain line. We feed an HD camera through the pipe from the house towards the septic system and record what it sees. A sonde, a small transmitter near the camera head, lets us trace and mark where the line runs on the property.
You receive photos and video of the line with our notes, alongside your home inspection report.
What we find
Some of the problems a septic scope can reveal:
- Roots that have grown into the pipe through joints or cracks. In a tropical garden, roots are everywhere.
- Broken or separated pipe sections, where waste can leak into the ground.
- Blockages and build-up that slow the flow and can back up into the house.
- Sags and low spots where waste collects instead of draining.
- Where the line actually runs, which matters if you plan to build an addition, a pool or a driveway.
A home can look perfect upstairs while the line underneath is cracked. A camera is the only way to see it without digging.
When a septic scope is worth it
We suggest a septic scope for:
- Any purchase where the home uses a septic system
- Older homes, and homes with large trees near the drain line
- Homes that have been empty for a while, where problems may not have shown yet
- Owners who already have slow drains or smells they cannot explain
We do it ourselves
Some inspectors send the septic work to another company. We run the camera and sonde ourselves, so it can be done in the same visit as your home inspection and the findings come to you from the same people.
Book a septic scope
Ask for a septic scope when you book your inspection, or on its own if you already own the home. Call or WhatsApp +506 8644 7444, or email alex@stripeinspections.com.
